What kind of Invetsment loans are available for Rental property?

We are wanting to apply for a mortgage to purchase what will be our 2nd investment property. We currently own our home & have 1 rental property. However, we do not have the cash available for the required 10% down payment for an investment loan. Since the property is very nearby, my husband and I would be able to categorize it as a second home purchase for personal use. Our question is: If applied for as an investment property, are there 0 % down - type investment loans we could look at? (we are not wanting to use equity on the other properties...one has been used to that extent already for home improvements). If applied for as a 2nd home, what are the requirements for that type of loan?

They are different types of loans available out there. Most of them are dependant of you personal financial situation. The best way to really find out what is available to you is to stop by several mortgage places and evaluate what they have to offer

What type of loan is best?

Recently purchased a home with a 30 year fixed at 6.0% and looking to refinance to take advantage of lower rates. Our goal in 5 years is to buy another home and either keep our current property as a rental or buy an investment property. What type of loan would you recommend? A 30-year, a 5/1 ARM or 7/1 ARM? Current pricing for each is 5.375%, 4.25% and 4.625% respectively.

I would stick with a 30 year fixed, especially since you want to move in 5 years and keep it as a rental property.

If you choose an adjustable rate loan, unless you have a predetermined time where you are going to sell the property, if you move, you're going to have to refinance that loan and it will no longer be an "owner occupied" loan. This means you will be subject to higher rates as a non-owner occ loan, along with lower loan to value rules and higher reserve requirements.

By sticking with a 30 year loan, you always know exactly what your payment is going to be and don't have the concern of having to refinance with terms you may not be able to meet down the road, along with having to deal with higher interest rates. They WILL be going back up in the next five years....you can count on that.

I own a house in florida(seasonal property) that I am going to rent out. When I switch over my insurance to rental insurance will they notify the bank that I have my loan with or do I do that? And will the bank adjust mymort. rate because it will now be considered investment property? how does this work? what are the steps I should take with insurance & my bank? Thanks for your help!

I cannot help you with the mortgage end, but you have the option of carrying property insurance, to protect the house itself. You can require that a tenant carry an HO4 (renter's policy).

A renter's policy protects CONTENTS ONLY. You have no contents in the house while it is being rented.

At our office, we notify the lienholder of any policy when something changes, cancels, adds, etc.
